Background of the Study
Urban green spaces, such as parks, gardens, and recreational areas, have long been recognized for their positive effects on the quality of life in cities. These spaces provide numerous environmental, social, and psychological benefits, including improved air quality, recreational opportunities, and enhanced biodiversity (Olumide & Olamide, 2024). As urbanization continues to expand in Nigeria, with a growing population and increasing demand for residential properties, the role of green spaces in urban areas has become increasingly important. Gombe State, located in northeastern Nigeria, has seen rapid urban growth, and the availability of green spaces has been cited as a key factor in making the urban environment more livable (Adamu & Hassan, 2023).
Research on the relationship between urban green spaces and property values has shown that well-maintained parks and green areas can significantly increase the value of nearby residential properties. Properties located near green spaces tend to have higher demand, leading to higher sale prices and rental yields (Fadare & Oni, 2023). This is because green spaces are viewed as valuable amenities that improve the aesthetics of the area, reduce pollution, and provide a sense of well-being to residents. The increasing recognition of these benefits has made the availability of green spaces an important consideration for property buyers and investors.
However, despite the benefits of green spaces, there is limited empirical research on their direct impact on residential property values in specific regions such as Gombe State. This study aims to fill this gap by investigating how urban green spaces influence the value of residential properties in Gombe, focusing on the perspectives of property owners, real estate investors, and urban planners.
Statement of the Problem
As urbanization continues to reshape Gombe State, the availability and quality of green spaces in residential areas have become increasingly important in determining property values. Despite the recognized benefits of green spaces, there is a lack of research examining their impact on residential property values in Gombe State. Without this information, property investors and urban planners may underestimate the economic value of green spaces, potentially overlooking opportunities for enhancing property values and improving urban livability. This study will address this gap by investigating the direct effects of urban green spaces on residential property values in Gombe State.
Objectives of the Study
1. To assess the effect of urban green spaces on residential property values in Gombe State.
2. To examine the factors that contribute to the appreciation of property values near urban green spaces in Gombe State.
3. To explore the perceptions of property owners and investors regarding the value of green spaces in residential areas in Gombe State.
Research Questions
1. What is the effect of urban green spaces on residential property values in Gombe State?
2. Which factors contribute to the increase in property values near urban green spaces in Gombe State?
3. How do property owners and investors perceive the value of green spaces in residential areas in Gombe State?
Research Hypotheses
1. Urban green spaces have a significant positive effect on residential property values in Gombe State.
2. Proximity to urban green spaces significantly increases property demand and rental yields in Gombe State.
3. Property owners and investors in Gombe State perceive urban green spaces as valuable assets that contribute to the desirability and value of residential properties.
Scope and Limitations of the Study
This study will focus on residential properties located near urban green spaces in Gombe State, Nigeria. It will assess the relationship between the proximity of these green spaces and property values, using both quantitative and qualitative methods. Limitations include the challenge of defining and measuring the precise value of green spaces and the potential for differing opinions from property owners and investors. The study will not address commercial properties or green spaces outside urban areas, limiting the scope of the findings.

• Urban Green Spaces: Publicly accessible areas in cities that are primarily covered with vegetation, such as parks, gardens, and tree-lined streets (Olumide & Olamide, 2024).
• Residential Property Values: The market value of residential properties, which can be influenced by factors such as location, amenities, and the surrounding environment (Fadare & Oni, 2023).
• Proximity: The physical closeness of a property to an urban green space, which can influence its market demand and value (Adamu & Hassan, 2023).
